Terms of Service

1. What Hocasa does

Hocasa is a platform that helps people find, list, rent and buy homes. We connect renters, buyers and landlords so they can browse listings, chat, book tours and send applications. We are not a party to any lease, sale or payment agreed between users, and we are not a real estate agent or broker.

2. Your account

• You must be at least 18 years old and able to enter a binding contract.
• Give accurate information and keep it up to date.
• Keep your login details safe. You are responsible for activity on your account.
• Tell us straight away at [email protected] if you think someone else is using your account.

3. Listings

Anyone can list a home. If you list one, you confirm that:

• You own the home or have the right to rent or sell it.
• The details, photos and price are accurate and not misleading.
• You will keep the listing up to date and mark it rented or sold when it is no longer available.
• You will follow local housing, fair housing and anti-discrimination laws.

Listings marked as external come from other websites. We show them for convenience and are not responsible for their content. Contact the advertiser on the original site.

4. Applications, tours and documents

When you apply for a home or book a tour, you choose what to share with the landlord, including any documents you upload. Landlords must only use that information to assess your application and must not share it further. Always view a home and verify the person you are dealing with before paying a deposit or signing anything.

5. Payments, wallet and boosts

Landlords can add money to a wallet and use it to boost listings. Payments are processed by our payment partner. Boost prices are shown before you confirm. Unless the law says otherwise, wallet top-ups and boosts that have started are not refundable. Rent, deposits and purchase payments between users are not handled by Hocasa.

6. What you must not do

• Post fake, duplicate or misleading listings, or listings for homes you cannot offer.
• Scam, harass, threaten or discriminate against other users.
• Ask for payment outside a safe, verifiable process before a viewing.
• Scrape, copy or resell data from Hocasa, or interfere with how it works.
• Break any law while using the service.

You can report a listing from inside the app, or email us about a user.

7. Your content

You keep ownership of the photos, text and messages you post. You give us permission to host, show and adapt them (for example resizing photos) so we can run and promote the service. This permission ends when you delete the content or your account, except where we must keep it by law.

8. Ending your account

You can delete your account at any time from the app. We may suspend or remove accounts or listings that break these terms or put other users at risk.

9. Liability

We provide Hocasa as it is. We work hard to keep it accurate and available, but we do not guarantee that listings are accurate, that homes are available, or that the service will be uninterrupted. To the extent the law allows, we are not liable for losses arising from dealings between users.

10. Changes and contact
